Vertex® Software

The Vertex Facility Asset Management and Investment Analysis software is an integrated suite of modules and the center piece of the MACTEC FLG asset management program. The benefit of a decision support system like Vertex enables you to make informed facility decisions and helps you:

My Vertex

My Vertex functions as the suite's homepage and provides a snapshot of user specific data.

The homepage provides users of an extraordinarily large asset base, with a snapshot of the 100 assets with the lowest Condition Index. By utilizing this display, the users are able to see at a glace the Location, Classification, CRV (Current Replacement Value), Remaining Service Life (RSL), and other specifics of these Low CI assets at initial login.

Additionally, My Vertex displays a summary of the Last Five Analyses Run and the analyses corresponding MR&R Summary chart.

Locations

Asset and inventory information entered into Vertex is assigned to a specific Location.
Locations may be sites, facilities, building units, functional spaces, levels, etc. Each Location is an entity unto itself – it may be designed as needed by the user.

Locations Tabs

The Locations module has six tabs for entering data related to the Location. A summary of the functionality of each follows:

    Location Info

    This tab stores information that is generally considered specific to a physical Location such as address, Country, Area, Construction Year, Building Class, Occupancy Class and Condition Index.

    Priorities

    The Priorities tab is used for assigning Priorities to the Location itself.
    There are 10 available indexes for prioritizing.

    Visual Condition Surveys

    This tab stores a list of the assessments that have been conducted on the Location. Individual assessments may be accessed via hyperlink to the assessment detail form.

    Condition Index

    The Condition Index tab displays a Condition Index report by Building Classification and CI for the selected Location.

    PACES Import

    The PACES Import tab is used for importing modeled assets into the Vertex system.

    Files

    The files tab is used for storing and retrieving files related to the Location.

Inventory

Vertex organizes its facility assets based on the Uniformat II Classification of Building Elements developed by the American Society of Testing and Materials (ASTM E1557-97). This hierarchy is considered the de-facto standard in the architectural and engineering communities, and establishes a classification framework that provides a consistent reference for the description, economic analysis and management of buildings during all phases of their life cycle.

Assessments

To develop an accurate Condition Index, a visual survey is required on each unique asset. Vertex supports general and detailed visual assessments.

Analysis

Once a condition index is assigned to an asset, Vertex may be used for the evaluation of engineering alternatives available to Maintain, Repair, Replace or Do Nothing to each asset.

Vertex provides the user with three types of financial analysis processes:

  1. Recapitalization Analysis - provides a predicted budget plan for replacement of assets during the specified analysis period.
  2. Needs Analysis - A first year analysis that addresses repairs that are required to correct defects identified during a condition survey. Decision processing is driven by "Decision Trees" which allow the user to model business alternatives.
  3. Optimization - A first and/or multi-year analysis where defects are repaired in the first year based upon financial Return on Investment rather than condition alone.

Work Activity Groups

Vertex integrates with external Work Order systems. This allows for the import and export of equipment and work order data files to CMMS. Defects identified in Vertex can be exported to the CMMS system for Work Order Processing. This allows Vertex to capture specific defects and the costs associated with facility maintenance and repair and use them in the financial processing and budgeting analysis.

Work Activity Groups assemble assets and actions into a single, manageable project. WAGs can be created by selecting line items from the results of an analysis scenario, by selecting line items from an assessment, from the Defects on an Asset, or they can be created "from scratch" via the Vertex Suite Work Activity Group Application.
