Facility Asset Management Program

By conducting a sound, comprehensive and objective facility assessment of asset conditions and then applying sophisticated and defendable financial optimization techniques to the data, our client was able to justify increased funding requirements; realize significant annual cost savings; improve the operational reliability and improve overall condition of its critical facility assets.

Additionally, Vertex®, our facility asset management software, provided them with:

• Optimized 20-year Recapitalization Budget for each plant site
• Current Physical Asset Inventory
• Defects & Deficiencies Detail Report by Asset
• Prioritized 1 Year Project Plan & Budget
• Deferred Maintenance Cost Reports
• Remaining Service Life Reports

The facility asset management program assessed eleven of the client’s sites totaling approximately 23 million square feet. The program’s assets include the manufacturing facilities, utilities and grounds and certain process equipment.

• Phase I developed a baseline inventory and condition assessment for the sites. An inventory of 95 critical building and site subsystems was collected.
• Phase II developed an optimized 20-year strategic plan of facilities expenditures for asset maintenance, repair and replacement (MR&R).
• Phase III will extend the program to assess and analyze more than 80 sites representing approximately 160 million square feet.

Currently, the client is looking to expand this program into Europe to include approximately eleven plants and 50 – 60 million square feet.
