Roof Asset Management Program
Our facility asset management software, Vertex ®, provided Brevard County Public Schools with energy rebates from the local utility company in excess of $1 million, and a reduction of annual roof leaks from over 850 to less than 40, and a system-wide RCI improvement of approximately 50 points, Other benefits derived from the program included the following key elements:
A reduction in capital requirements by 30 percent.
An additional five years of service life for the roof assets system-wide
Sole-source negotiations with manufacturers, reducing material costs.
Objective bid evaluation due to consistent and comprehensive specifications and bid documents county-wide.
MACTEC FLG was retained by Brevard County Public Schools to develop a roof asset management program for approximately 80 facility sites.
The initial phase of the program included a detailed roof asset inventory of over nine million square feet and a condition assessment. Using Vertex’s engineering algorithms and life-cycle analysis we calculated a roof condition index for each roof, building or facility based on the quantity, severity and frequency of observed deficiencies. By running financial optimizations based on condition and cost data, we ranked the roof assets from worst to best condition. Over five years, the MACTEC FLG driven asset management program tackled the worst roofs, maintained the best roofs, and deferred those in the middle until the program eliminated them.
